Luxury Multifamily Reroof in Aliso Viejo, California

The Aventine at Aliso Viejo consists of 386 apartments units spread across ten two-story and three-story buildings plus a leasing office, community center, and maintenance building. The luxury apartment homes are nestled in the foothills of Southern California, and residents are able to escape busy city life and enjoy the tranquility of the surrounding San Joaquin Hills.
The situation wasn’t so tranquil, however, when recently the community’s 35-year-old roofs started to leak at an alarming rate. In order to repair the leaks and subsequent wood damage, as well as install a high-performing new roof system, the owners turned to Polyglass® and California Premier Roofscapes.
“With the leaks came a substantial amount of wood damage and repair,” explained Eric Zastrow, business development manager, California Premier Roofscapes of Escondido, California. “We allocated experienced personnel with strong carpentry skills to address these areas and any roof design deficiencies.”
For this project, California Premier Roofscapes installed Polystick® MTS Plus, a self-adhered high-temperature roof underlayment. Polyglass’ patented ADESO® Technology gives Polystick MTS Plus exceptional bonding strength to itself, making it an ideal choice that provides an immediate waterproof and protective barrier. The project also called for new flashings and metal, as well as O’Hagin Fire and Ice® wildfire and extreme weather-resistant attic vents.
The Aventine is one of the premier multifamily properties in Aliso Viejo, boasting an impressive nearly 100% occupancy rate. This type of high-density living, coupled with the tenant parking configuration, presented many challenges for California Premier Roofscapes, primarily regarding safety, material handling, storage, and traffic control. The contractor dedicated onsite personnel to manage this aspect of the project to streamline the process.
Polyglass provides personalized, project-specific service to its contractors to ensure their products perform to the best of their abilities. “Martin Rodriguez, technical representative for Polyglass, has been a huge help in providing courtesy inspections of the MTS Plus installation,” said Zastrow.
Dan Gentile, a representative with Polyglass, helped secure a 30-year NDL warranty. “These courtesies from Polyglass were both selling points we leaned into with the owner, and they found great value in the technical oversight and long warranty term provided by Polyglass,” said Zastrow. The job began in June 2023, and the final building’s expected completion is July 2024.
