Retail Center Gets Unique Reroof in Seattle, Washington

The SoDo retail center in Seattle, located in the city’s bustling business district, just across the street from Starbucks® Global HQ and within walking distance of T-Mobile® Park and Lumen Stadium, demanded a roofing solution able to withstand the rigors of exposure to the elements in a unique climate. Northwest Roof Service Inc. was tasked with delivering a top-tier solution that would not only protect the building but also enhance its curb appeal.

Initially, the SoDo retail center property owner requested a single-ply thermoplastic polyolefin (TPO) roof. However, after Northwest Roof Service presented the superior durability and reliability of an APP modified bitumen roof system, they were awarded the project.

To meet the unique needs of the retail center, Northwest Roof Service partnered with Polyglass® USA, an ISO-certified, manufacturer of modified bitumen membranes and roof coatings for low and steep-slope applications. Using the roofing industry’s most technologically advanced manufacturing process, Polyglass operates six state-of-the-art manufacturing facilities, with five in North America and one in Italy.

The team at Northwest Roof Service first applied Polyglass G2 Base, a fiberglass mat coated with an oxidized asphalt blend that provides enhanced weathering and aging characteristics. This base layer provides a strong foundation for the roofing system.

Next, they added Polyflex® G, an APP plastomeric granulated cap sheet designed for low-slope roofing heat-welded applications. This product incorporates a superior non-woven polyester reinforcement that provides flexibility and dimensional stability, as well as exceptional tear and puncture resistance. Plus, the proprietary plastomeric compound and durable construction provides long-term weathering performance.

Together, these products provided a comprehensive roofing solution that met the complicated drainage needs of the multiple flat-roof buildings and allowed the Northwest Roof Service team to handle the fine detail work around the building’s massive skylights.
